8 bedroom luxury family home with cinema room, 3 reception rooms, open plan modern kitchen living dining space with a leisure wing offering a gym, swimming pool (set to 29 degrees celcius) ,table football, mini pool/air hockey. The garden boasts three tiled terraces, two lawns, a climbing wall, climbing frame and a koi pond.Â
The house is avaliable to rent for upto 16 guests. It is perfect for a relaxed family and friend gathering. It is not a party house. Stag and hen parties by request only.
This is a family home with space for extended family and friends to gather. It can also be rented by a smaller group with fewer bedrooms, but still the same great facilities. The open plan kitchen/diner is the heart of the house and provides a lovely space to be together. The indoor heated pool is available for sole use by the guests.Â
There is a large lounge at the end of the house with a wood burner, perfect for a relaxing evening. Fire wood can be found in the wood store, at the side of the property.
The 8 bedrooms are spread over two floors, 3 have ensuite bathrooms and there is additional 2 bathrooms and a downstairs toilet. The pool has its own shower and toilet.Â
The pool water is heated year round to 29 degrees and the pool room to 30 degrees. This is not a spa pool so it will be cool akin to a public swimming pool.

Guest have access to all the lounges, kitchen, pool and gym.
There will be a caretaker onsite beyond the pool. They have their own self contain area. They enter their space via their own door. They may have a car on the drive and will walk down the end of the garden to reach their accommodation.
They will be there to welcome you, show you how to use the pool and provide assistance if needed for the house. The guest will be provided with keys and the fobs for the electric gates A caretaker will be avaliable and we will provide information on how they can be contacted.
Quiet country hamlet, 3 miles outside of Oxford. Access to lots of country walks and in walking distance of Bagley woods. There are two local pubs, The Fox and The Flowing well. We walk to both, although the Flowing Well is a little further and includes as walk through a field. As a family we prefer the Flowing Well, the service is great and the food is tasty. There is Co op on Wootton, a short drive away and a large Sainsburys about 8 miles.
Please note - The media room doubles as a bedroom with a sofa bed. This room is connected via a walk way to one of the third floor bedrooms. The pool and patio tiles are very slippery when wet. We provide a dining room table with an extension table to allow for sitting of 16 people. When at full capacity of 16 the dining table with its extension will be extended over the wine cellar floor hatch reducing its access. We ask all items to be returned to their original location and cleaned including all kitchen equipment and the ovens. All items brought to the propety to be removed including all food. The cleaning fee does not include for this and will be charged as an extra where left to our cleaners.Â
We have sound sensors on site as part of our approach to ensure guests are not disrupting our neighbours to ensure the longevity of the airbnb. Internally these are set higher than those externally. These are set at sensible levels to ensure the enjoyment of the house, but excessive noise you will automated noise notifications to respectfully ask you and your guests to keep the noise down to minimise disturbance.Â
We have 6 active external cctv cameras on the property. These are not set to record any internal behaviour and are installed for both our properties and guests security should a recording be helpful in the event of any burglary or incident. They are recorded 24/7 and will record during all stays.
